Our client, a leading large format managed office space provider is looking to engage with a Consultant to develop a comprehensive pricing model.

By combining technology, flexibility, and amenities, we create bespoke solutions for businesses of all sizes. Our end-to-end approach—designing, building, and managing workspaces—allows companies to focus on their core operations while we handle their workspace needs.
Problem Statement:
The current pricing model evaluates price solely based on the ratio of "revenue generated from client : rent paid to the landlord" for a client’s occupied space. However, this method does not account for the diverse cost drivers influencing both operating (OPEX) and capital (CAPEX) expenditures. These drivers include factors such as the number of employees, work hours or shifts, fit-out quality, regional cost differences, energy consumption, and shared space usage. This lack of granularity limits our ability to set competitive and sustainable pricing.
Objective: Develop a comprehensive pricing model that integrates these additional cost factors to:
a. Optimize pricing for new inventory: Ensure competitive yet profitable pricing for newly launched workspaces.
b. Refine renewal pricing: Establish data-driven renewal pricing strategies that reflect the evolving cost structure and client needs.
Expected Output: A robust pricing framework that includes:
a. Input Parameters: Key cost drivers and their attribution in the model (e.g., employee count, shifts, fit-out quality, etc.).
b. Pricing Recommendations: Customizable and scalable pricing recommendations for new inventory and renewals.
c. Dynamic Scenario Modeling: Capability to model pricing under varying scenarios like growth in employee count or extended work hours, different occupancy levels in the centre.
d. Evaluation Metrics: Mechanisms to measure pricing effectiveness, including profitability, client retention rates, and market competitiveness.
